Space & Leasing Selector Office and retail leasing selector in Manama, Bahrain

In Bahrain, many tenants are Saudi and Gulf companies choosing a floor or a mall unit from abroad. We build the leasing selector that lets them see what is free and how it could look, from a link.

For landlords, developers, leasing agents and brokers of office towers, malls, business parks and logistics parks in Manama and across Bahrain.

A tenant in Khobar asking which floor faces the sea.

A Saudi company opening a Bahrain office, or a brand taking its first unit in a Manama mall, cannot tour every building. They ask the agent which floors are free, which face the sea and what the fit-out could be, then wait for plans by email.

We build each tower or mall as an interactive stack with its floor plates, views and fit-out renders. Tenants and agents see what is available, open the unit and download the brochure. Your team updates availability, and the tool links to your own enquiry process as agreed in the scope.

What Bahraini landlords ask us to build

  • Office tower leasing
  • Mall and retail unit leasing
  • Business park and logistics units
  • Agent and broker presentations
  • Waterfront commercial units

What you get

You get an interactive stacking plan, 2D and 3D floor plates, availability your team updates, fit-out renders, site plans for malls and parks, and tenant brochure links in Arabic and English.

  1. Interactive Stacking Plan

The building as a 3D stack of floors, each floor showing which spaces are available, under offer or let, for your leasing team and brokers.

  2. Floor Plates & Unit Plans

2D and 3D floor plates for each level, with every unit outlined, its area taken from your schedule, and cores, entrances and frontage marked.

  3. Availability Viewer

Availability that your team updates through the method agreed in the scope, so the selector matches what your leasing team says on the phone.

  4. Fit-Out Visuals

Renders of how a floor or unit could be fitted out, open plan or cellular office, shopfront or showroom, so tenants picture their own space.

  5. Mall & Park Site Plans

Clickable site plans for malls, business parks and logistics parks, opening each building, unit or warehouse with its plan and details.

  6. Tenant Brochure Links

Each unit linked to its tenant brochure, plan and enquiry form, so brokers send one link instead of a folder of PDFs.

How it works

  1. Step 1: Brief and drawings

Approved floor plans in CAD or PDF, SketchUp (.skp) or Revit (.rvt) models, 2024 version preferred, the area schedule, tenant brochures and brand guidelines.

  2. Step 2: Structure

We agree the floors, units and statuses to show, the filters brokers need, and who on your side updates availability and how.

  3. Step 3: Produce

The stacking plan, floor plates, fit-out renders and selector are built, then checked with your leasing team against the area schedule.

  4. Step 4: Hand over

The selector as a link or embed for your website and leasing suite screen, JPEG plans and renders, and a short guide for your team.

Questions

How much does a leasing selector cost in Bahrain?

The quote follows the scope: floors and units, 2D or 3D floor plates, fit-out renders, views per floor and the selector. Send the plans and area schedule and we quote the project.

What is a stacking plan?

A floor by floor view of the building with each vacant and let space marked. Ours is 3D and clickable, so a tenant abroad finds the right floor from a link.

Can it show views per floor?

Yes. Rendered views by floor band can open from the stack, so tenants see the sea or street outlook before a viewing.

Who keeps availability current?

Your team or your leasing agent, through a simple method agreed in the scope.

Can it link to our CRM?

It can link to your own enquiry process, such as a form to your leasing team. Deeper links are scoped per project, and we do not commit to named platforms.

Can the selector be in Arabic and English?

Yes. Both languages, with the Arabic laid out right to left, for local, Saudi and international tenants.

What do you need from us?

Approved plans in CAD or PDF, SketchUp or Revit models (2024 version preferred), the area schedule and tenant brochures. Share large files by link in the quote form.

How long does it take?

A full set typically takes 30 to 40 days, depending on scope. Tell us if a leasing launch is planned for a set date.

How many revisions are included?

Revision rounds are part of every quote, at structure, draft and final stage. Area schedule changes after production starts are quoted separately.
